Board of Adjustment
Overview
The Board of Adjustment is a citizen-appointed body that serves as an appeal and relief mechanism within the City’s zoning process. Its responsibilities include:
Hearing Variance Requests – When a property owner seeks relief from strict application of zoning regulations (such as setbacks, height, or lot size requirements) due to unique circumstances or hardships.
Reviewing Special Exceptions – Considering cases where the zoning ordinance allows flexibility under defined conditions.
Hearing Appeals – Reviewing decisions made by City officials or the Building Official when a property owner feels a decision was made in error.
The BOA does not have the authority to amend zoning ordinances, change land uses, or create new zoning regulations—that authority rests with the City Council and Planning & Zoning Commission.
The Board is composed of appointed members who act in a neutral, fact-finding capacity. Their decisions are final unless appealed to a court of record.
